Old Tbilisi: where to live in Tbilisi
Old Tbilisi is the city's historic core: a maze of cobbled lanes under Narikala fortress, sulfur-bath domes, churches, courtyards and river views. It is the most beautiful and most touristy part of town.
Living here means waking up inside a postcard and paying for it in noise, ageing buildings and everyday compromises. The macro-area covers the Old Town and the historic quarters around it — Sololaki, Mtatsminda, Vera, Avlabari and Krtsanisi-Ortachala.
What it is good for
Old Tbilisi is about atmosphere and walkable centrality. Cafes, restaurants, bars, markets, the riverfront and culture are all at hand; most errands are solved on foot. For those who moved to Tbilisi for Tbilisi itself, this is its most concentrated experience.
Transport
Walkability is the main plus. Metro stations Liberty Square and Avlabari sit on the edges, a cable car climbs to Narikala from Rike Park. The minus: a car is nearly useless here — narrow streets, slopes and almost no parking. The hillside quarters add climbs.
Parks and greenery
For walks there are two close anchors: Rike Park on the embankment (flat riverside walking, running and cycling) and the National Botanical Garden tucked behind Narikala. Mtatsminda Park sits on top of the ridge, reached by the funicular, for views and hiking. Greenery is more about hills and the river than flat running loops.
How it feels to live here
Old Tbilisi is about living inside the city's history, with its romance and its friction: tourist crowds, short-term rentals, uneven old housing. The quarters differ — busy Old Town, refined Sololaki, hillside Mtatsminda, leafy Vera, left-bank Avlabari, riverside Krtsanisi-Ortachala. Pick by how much atmosphere versus quiet you want.

Mostly historic stock under reconstruction and renovation, with pointed new projects on the edges. Premium is about restored historic apartments and view properties rather than mass new builds.

It is the wrong pick for anyone who wants quiet, greenery at the door, the metro and a settled modern environment (that is Vake-Saburtalo).
