Tbilisi: where to live
Tbilisi is Georgia's capital and the default choice for most relocators: maximum infrastructure, work, environment and districts for any budget and taste.
The city stretches along the Mtkvari (Kura) between hills, mixing a pre-revolutionary centre, Soviet massifs and new complexes. This page is a city overview and an entry point into the district tree; every macro-area and quarter has its own write-up.
What it is good for
Tbilisi's main advantage is choice. You can find an atmospheric historic centre, a green prestigious district, a practical metro quarter or a budget massif — for any life scenario. Everyday infrastructure is mature: supermarkets, clinics, coworking, coffee shops, deliveries, international schools. For remote work there is fast internet and a developed expat community.
Transport
Tbilisi has two metro lines: the Akhmeteli-Varketili line (through the left bank and centre) and the Saburtalo line. The metro is the fastest way around the traffic, which is noticeable at rush hour, complemented by marshrutkas, buses and cheap taxis. Having a metro in your district matters: Saburtalo, Isani-Samgori, Didube and Gldani with the metro have an edge over central Vake, Vera and Mtatsminda, which have no stations of their own.
Parks, lakes and sport
For walks and active recreation Tbilisi has several anchors across the city. On the Vake side — Vake Park (running up the cascade into the forest park), the Mziuri children's park and Turtle Lake with trails and a cable car. On the Saburtalo side — Lisi Lake with a loop of about 3 km (running, cycling, rentals, dog walks) and the future 36-hectare Central Park on the old hippodrome. In the centre — the Rike embankment and the National Botanical Garden under Narikala, plus the Mtatsminda ridge for hiking. In the east by Varketili — the Tbilisi Sea (running and cycling paths, a dog beach) and Varketili Urban Park with a cycle path and a dog zone. So where to run and cycle depends a lot on the district — worth bearing in mind when choosing.
Education and environment
Tbilisi is a university and cultural centre: TSU, the technical and medical universities, international schools, museums, theatres. Expat infrastructure (coworking, English-language services, community) concentrates in Vake, Vera and Saburtalo.
Climate and seasonality
The climate is continental: hot dry summers (up to +35°C and above) and cool winters with rare snow. Spring and autumn are mild and comfortable. Unlike Batumi, there is no humidity or sea — but no pronounced resort seasonality either: the city lives evenly year-round.
The rental market
Rent in Tbilisi is affordable compared with Western Europe, but the market is volatile: prices corrected down in early 2025 (long-term rent −11% in March 2025). The range is huge: from $300–550 for a one-bedroom in Saburtalo or on the left bank to $800–1200 in Vake and the Old Town. The centre feels short-term-rental pressure. Who it suits
Tbilisi suits those who want a choice of districts, mature infrastructure and work and environment year-round: relocators, remote workers, families, students. It is the wrong pick for those whose priority is the sea and a beach lifestyle (that is Batumi).

Where to start depends on priorities: Vake-Saburtalo for convenience, Old Tbilisi for atmosphere, the left bank for budget.
