Isani-Samgori: where to live in Tbilisi
Isani-Samgori covers the practical left-bank east of the centre: Soviet massifs, markets, transport hubs and some of the city's most affordable rents, served by the Akhmeteli-Varketili metro line.
It is the budget, transport-first part of Tbilisi — typical housing far from the centre, but with a metro and, around Varketili, a surprisingly strong outdoor-sport bonus by the Tbilisi Sea. Covers Isani, Samgori, Navtlughi, Vazisubani and Varketili.
What it is good for
Price and transport. This is where the cheapest rents with metro access sit, with markets and basic everyday life close. Isani is nearer the centre; Samgori is the big transport-and-market hub; Varketili adds rare-for-a-massif recreation by the water.
Transport
The Akhmeteli-Varketili metro line runs through the whole area, beating traffic into the centre; marshrutkas fill in. Samgori is a major interchange and market hub. The trade-off is distance: this is the eastern edge of the city.
Parks and sport
The standout is around Varketili: the Tbilisi Sea (reservoir) with running and cycling paths and a dog-friendly beach, plus Varketili Urban Park with a cycle path and a dog-training zone. Elsewhere greenery is thin — courtyards and district squares; for a lake-and-loop, Varketili is the anchor.
How it feels to live here
Isani-Samgori is about economical, transport-first living on the left bank. Typical and dense, with little expat infrastructure, but cheap and well-connected. The closer to a hub the busier; the deeper massifs are calmer. Best for those who put price and the metro above atmosphere.
