Chugureti: where to live in Tbilisi
Chugureti (historically Vorontsovi/Plekhanovi, with its core near Marjanishvili) is a left-bank historic district turning from a former industrial, multicultural fringe into an artsy, fashionable centre.
It offers centrality and character cheaper than the right bank — but with contrasts and fast-rising prices. Part of the Didube-Chugureti macro-area.
What it is good for
Centre, character and momentum. Chugureti is centrally placed on the left bank, built of historic stock, and gentrifying: new cafes, bars, art spaces and an influx of young people and nomads. Prices are still below Vera or Sololaki, though catching up fast.
Transport
Metro (Marjanishvili, 300 Aragveli nearby) and walking access to the right bank over the bridges. Connectivity is good; the Old Town and Rustaveli are close.
Parks and greenery
Few big parks — the district is streets, not green loops. For walks and runs, the Mtkvari embankment is at hand; for a full sports zone with a lake, head to Vake-Saburtalo.
How it feels to live here
Chugureti is about fashionable, central but contrasty life. A renovated house with a wine bar sits next to crumbling stock; the district is in motion — a plus (the scene is growing) and a minus (construction, unevenness). For lovers of lively gentrifying quarters who want the centre cheaper than the right bank, it is one of the best options.
Rent prices
Guideline figures for June 2025 (re-check). Chugureti is still cheaper than Vera/Vake but rising fastest in the city — the highest growth in 2025 (+28.3% year on year), around $9–10/m² per month near Marjanishvili. Good renovated flats hold the top. Check specifics against listings.
Development and new builds
Mostly reconstruction and gentrification of historic stock plus pointed new projects. It is changing before your eyes; the flip side is construction and contrasts. No Vake-level premium segment.
Who it suits
Chugureti suits young expats, artists and nomads who want centre and character cheaper than the right bank and accept a district in motion. It is the wrong pick for anyone who wants a settled, even environment without construction and contrasts (that is Vake or the settled right bank).
Chugureti is the fashionable gentrifying left-bank centre: character and centrality cheaper than the right bank in exchange for contrasts and fast-rising prices. A good choice if you like a lively changing environment. The core of the scene is neighbouring Marjanishvili; for the area overview — Didube-Chugureti.
