Marjanishvili: where to live in Tbilisi
Marjanishvili is the fashionable core of the left-bank centre around the metro and square of the same name: cafes, bars, art spaces, renovated historic stock.
It is the most trend-setting address in Chugureti and one of the best spots to live centrally by a metro cheaper than the right bank. Part of the Didube-Chugureti macro-area.
What it is good for
A fashionable central environment by a metro at a price below Vera. Around the square and metro cluster new cafes, bars, wine spots and creative spaces; the right bank and Old Town are a walk or one stop away. A centre for those who want city life and scene but will not pay right-bank prices.
Transport
Marjanishvili metro (Akhmeteli-Varketili line) and walking access to the right bank over the bridge — excellent connectivity. 300 Aragveli is nearby. Unlike Vera, it has its own metro.
Parks and sport
No big parks — the district is about streets and a square, not green loops. For walks and runs, the Mtkvari embankment is near; for a sports zone with a lake, head to Vake-Saburtalo. Honestly, this is an urban, not green, address.
How it feels to live here
Marjanishvili is about lively, fashionable, central life by a metro. The scene is rich and growing, but with gentrification contrasts: the renovated sits next to the dilapidated, and it is noisy in places. For young expats and nomads who want cafes, bars and community at the door, it is one of the most attractive left-bank addresses.
Rent prices
Guideline figures for June 2025 (re-check). Marjanishvili is cheaper than the right-bank centre but rising: around $9–10/m² per month, with fast left-bank growth in 2025. Renovated flats in good buildings hold the top. Check specifics against listings.
Development and new builds
Mostly reconstruction of historic stock and the arrival of new venues; pointed new projects. The district is changing fast; no Vake-level premium — the product is renovated historic flats of varying quality.
Who it suits
Marjanishvili suits young expats, nomads and the creative class who want a fashionable centre, a metro and a price below Vera. It is the wrong pick for anyone who wants quiet, greenery at the door and a settled even environment (that is Vake or the quiet parts of the centre).
Marjanishvili is the most trend-setting left-bank address by a metro: a fashionable central environment cheaper than the right bank in exchange for contrasts, noise and no parks of its own. A good choice if cafes, bars and community in the centre matter. More on this process — neighbouring Chugureti; for the area overview — Didube-Chugureti.
- Fashionable central environment: cafes, bars, art spaces at the door.
- Own metro plus walking access to the right bank.
- Cheaper than Vera/Sololaki at comparable centrality.
- A growing, trend-setting district with potential.
