Old Town: where to live in Tbilisi
The Old Town is the historic heart of Tbilisi: cobbled lanes climbing the slope under Narikala, sulfur-bath domes, churches, courtyards and views over the Mtkvari (Kura). It is the most beautiful and most touristy part of the city.
Living here means waking up inside a postcard — and paying for it in noise, building age and everyday compromises. Part of the Old Tbilisi macro-area.
What it is good for
Pure atmosphere and walkable centrality. Cafes, restaurants, bars, markets, the riverfront and culture are all on the doorstep; you barely need transport. For those who moved for Tbilisi itself, this is the most concentrated version of it.
Transport
Walkability is the main plus. Metro stations Liberty Square and Avlabari sit on the edges, 5–15 minutes on foot; a cable car climbs to Narikala from Rike Park. The minus: a car is nearly useless — narrow streets, slopes and almost no parking.
Parks and greenery
Two close anchors for walks: Rike Park on the embankment (flat riverside walking, running, scooters) and the National Botanical Garden behind Narikala. Mtatsminda Park sits above the ridge for views. Greenery is hills and river rather than flat loops.
How it feels to live here
The Old Town is about living inside history, with its romance and its friction: tourist crowds, short-term rentals, uneven old housing. It is loud and alive; quiet is not its strength. For lovers of atmosphere above all, it is unmatched.
Rent prices
Guideline figures for June 2025 (re-check). The Old Town is one of the priciest segments in the city alongside Vake, with strong short-term-rental pressure on rates. Restored apartments hold the top of the range. Check specifics against listings.
Development and new builds
Mostly historic stock under reconstruction; new projects are rare and pointed. The product is restored historic apartments of varying quality, not standard new builds.
Who it suits
The Old Town suits those who want maximum atmosphere and walkability and will accept tourists, noise and old housing. It is the wrong pick for anyone who wants quiet, greenery at the door and a settled modern environment (that is Vake-Saburtalo).
The Old Town is the postcard core: atmosphere and walkable centrality in exchange for tourism, noise and old housing. The best choice if atmosphere matters more than calm. For refined quiet nearby — Sololaki; for the area overview — Old Tbilisi.
