Isani: where to live in Tbilisi
Isani is a left-bank district east of the centre, closer to historic Tbilisi than the far Samgori massifs.
It has a metro, mixed housing and affordable prices — a workable option for those who want budget and transport without full distance from the centre. Part of the Isani-Samgori macro-area.
What it is good for
A blend of price, metro and relative closeness to the centre. Isani is nearer Avlabari and the Old Town than the deeper massifs, so the centre is quicker and the feel is urban rather than purely residential. Shops, markets and pharmacies are close.
Transport
Isani has a metro on the Akhmeteli-Varketili line, which carries you to the centre past the traffic — the key plus. Marshrutkas and buses fill in.
Parks and sport
There are no big running-loop parks in Isani; the nearest flat greenery is the Mtkvari embankment and Rike Park toward the centre and Avlabari (walking, running, cycling by the water). For a full sports zone with a lake, head east to the Tbilisi Sea by Varketili.
How it feels to live here
Isani is about practical city life cheaper than the centre, without its atmosphere. Housing is mixed — Soviet stock and newer blocks. Little expat infrastructure, but lower prices and a metro at hand. A good compromise of budget, transport and not-too-far.
Rent prices
Guideline figures for June 2025 (the market dipped ~11% in March 2025; re-check). Affordable — below the centre and Vake, usually above the far Samgori/Varketili massifs thanks to closeness to the centre. Check specifics against listings.
Development and new builds
Soviet stock alongside newer blocks; pointed new builds by the metro and on free plots. No premium — the product is affordable mid-market housing.
Who it suits
Isani suits budget renters, families and students who want the metro and a price not too far from the centre. It is the wrong pick for anyone who wants atmosphere, an expat scene and prestige (that is Old Tbilisi or Vake-Saburtalo).
Isani is the practical left-bank district with a metro closer to the centre: budget and transport in exchange for typical housing and no parks of its own. A good choice if price and the metro matter without full distance. Cheaper and farther — Samgori and Varketili (but with the sea); for the area overview — Isani-Samgori.
- Metro — quick access to the centre past the traffic.
- Closer to the centre and Avlabari than the far massifs.
- Affordable rent; basic everyday life nearby.
- Mixed housing — some newer blocks too.
